The map below shows the median home price for the mile surrounding each NFL stadium. How does your team stack up to the rest of the league?

Surprising no one, San Francisco's Levi's Stadium is the most expensive to live around, because San Francisco. Kansas City beat Detroit (as if that's hard) for the cheapest properties in the surrounding area. This is actually very surprising, because the median home in Kansas City is about 310% more expensive than in Detroit. The median price around each stadium is listed below.

The major explaining factor for the variance is obviously home price in the city metro area (R² = .8). In other words, homes around stadiums in expensive cities are still expensive. But there are some major outliers.

Your first question is probably about that clear outlier. That would be Chicago's Soldier Field, and it's a little misleading because the area is actually quite nice. The average is just lowered by Chicago's creative reporting on tax-assessed property value nearby.

About half of stadiums sit in areas more expensive than their namesake's urban core, the other half being less expensive and usually in more sprawling cities. On the more expensive side the new Las Vegas Raiders stadium sits in an area where properties cost $150k more than downtown Las Vegas. The Indianapolis Colts, Cleveland Browns, and Detroit Lions also play in significantly more expensive areas. On the other hand, the Kansas City Chiefs and Buffalo Bills play in less expensive areas. Looking at the later two, they are surrounded by a whole lot of nothing, warehouses, and small older homes.

It's very interesting to see that ticket prices are better explained by the price of surrounding properties than by win rates or game attendance, whether you look at all-time wins, last seasons, this season, or any date range.

Detroit is surprising here, with a $93 ticket this year, cheap real estate in both the city and the around around the stadium, and a mediocre record. All that notwithstanding, expensive tickets in the depressed city doesn't seem to be hurting attendance much with an average of 97.5% capacity filled in 2018.
